Strategic use of a rear extension brings a greater sense of connection between house, garden and family in this 1920s semi.

SIX AD met with Nicola Moran in March 2010, to discuss ideas to extend the kitchen to her semi-detached house in Wadsley. Nicola wanted to acheive the following by means of the extension:-
- Create a larger kitchen / dining area
- Create a better sense of connection between the existing house and the long garden
After undertaking a measured survey of the house, SIX AD began to produce a detailed 3D building model of the existing house, using our advanced CAD (Computer Aided Design) and BIM (Building Information Modelling) software.
Challenges + Opportunities
Using the 3D model, we started to produce massing concepts. We used the model to address issues relating to level differences between the internal floor and the exit from the proposed folding doors, to be installed at the garden level. After submitting the scheme to the Local Authority for Planning Approval, it became clear that the Planning Officer had concerns over the scale of the proposals and how that would affect the neighbouring property.
Utilising the data embodied in the 3D model, we undertook a sun-path analysis, by accurately plotting the position of the Sun at different times of day and month. We were able to prove to the Planning Officer that the extension itself caused minimal overshadowing of the neighbours property. Through the planning process, we agreed to omit the split internal floor levels that we had originally included; we were also able to reduce the threshold height of the folding doors, the windows and the main roof.
Design
The extension incorporates many of the design features of the main house, incuding a slate roof covering, imperial brick sizes and swept window heads. A partial structural frame was required to allow for the ceiling to be installed at the underside of the roof rafters; the frame also braces the large openings from the existing kitchen and the over the folding external doors.
The Building Control Officer raised concerns over compliance with Part L of the Building Regulations (Conservation of Fuel & Power), however we were able to prove via our in-house calculations that the extension exceeded the current statutory requirements.

Conclusions
SIX AD have worked hard to achieve a high quality result that works within the context of the existing house.
The extension offers a modern, functional and attractive addition to the living space, which will allow Nicola, Matthew and Thomas to enjoy a practically seamless integration of their home and garden for many years to come.
